Building Design & Specifications
Quoin Building Consultants can help develop your initial project ideas into a full brief from which we can then produce basic outline drawings and demonstrate how to make your project work. These outline drawings together with our budget estimates will provide you with a complete feasibility report.
As part of our complete design service, we will then develop the feasibility scheme and produce detailed CAD drawings and written specifications. From these drawings and specifications we can then obtain competitive tenders from contractors. Furthermore, our drawings will have a sufficient level of the detail for the contractor to construct your project.
Party Wall Matters
Certain construction works carried out on or adjacent to the boundary between properties are regulated under the Party Wall etc. Act 1996. This can include the following works;
⦁ Building on or adjacent to the boundary
⦁ Works to a party wall or party structure separating two different owners
⦁ Certain excavation works within six metres of an adjoining building or structure
The purpose of the Party Wall etc. Act 1996 is to prevent and resolve disputes between neighbours. The Act sets out the rights and duties of both the building owner carrying out the works and the adjoining owner whose property may be affected by the works.
Quoin Building Consultants can advise on whether proposed construction works fall within the scope of the Act and can prepare and serve the appropriate notices. We can also advise and act for adjoining owners who have been served with a notice.
Where a dispute arises between two owners any surveyor appointed to resolve that dispute has a duty to administer the act in an impartial manner. At Quoin Building Consultants we are experienced in party wall surveyor matters and have a comprehensive knowledge of how the Act operates.
Condition Surveys
Condition surveys are often necessary when entering into a lease, a licence to carry out works, or for inclusion in a party wall award. It provides a record of the condition of a property at the commencement of an agreement or prior to any demolition, excavation, construction, or maintenance works being carried out on an adjacent site. A condition survey can also be a pre-requisite to obtaining approval from a statutory body for development near to their assets.
Quoin Building Consultants are adept in undertaking condition surveys of all types of buildings and structures. We are also experienced in undertaking pre-construction and post construction condition surveys of stations, tunnels and other railway assets on London Underground and London Overground managed infrastructure.
