Contract Administrator
,The method of procurement and type of building contract will vary depending on the project’s value and complexity. We can provide pre-contract services and advise you on the most appropriate way for you to procure the construction works.
Acting as Contract Administrator, we will manage the contract between the employer and contractor, ensuring compliance with the terms and conditions of the contract and keeping the client informed of the financial or programme impact of any variations. Our role as a contract administrator will include chairing meetings, inspecting the works and reporting on quality and progress, conformity with the contract documents, certifying payments and determining the final account.
Employers Agent Services
The Employer’s Agent act’s as a professional advisor to the employer in design and build contracts. Quoin Building Consultants are able to develop the client’s brief into a full set of employer’s requirements for tendering procedures. We will manage the tendering process, analyse and report on tenders and prepare the contract documentation.
During the construction works we will manage the process of variations. Monitor the progress of works and ensure that the works conform to the employer’s requirements. The cost and programme issues will be considered before issuing instructions. Payments will be certified within the timescales that have been set in the contract. During the project we will provide control over the whole process.
Planning & Building
Quoin Building Consultants can help you develop your initial project ideas into a full brief. From here, we can then produce the basic outline drawings and demonstrate how your project can work. These outline drawings together with our budget estimates will provide you with a complete feasibility report.
As part of our complete design service, we will then develop the feasibility scheme and produce detailed CAD drawings and written specifications. From these drawings and specifications we can then obtain competitive tenders from contractors. Furthermore, our drawings will have a sufficient level of the detail for the contractor to construct your project.
Building Regulation Applications
Quoin Building Consultants can prepare the detailed design drawings, specifications and structural calculations necessary to make a full plans submission to the Local Authority Building Control or to an Approved Inspector.
The building design will be developed to comply with the Building Regulations and to obtain a plan check report or a plans certificate. Our design service can continue during the construction where we will work with the client and contractor up to the issue of a final certificate.
